BAM put up for sale more than 500 items of NPAs from all over Thailand worth 5,000 million baht at the Thailand Smart Money Expo, offering an attractive deal of free transfer fee for any purchase made by cash at the expo, with the purchase price of no more than 2 million baht. The company also predicted a bright future for the property market in the coming year.
Mr. Somporn Moonsrikaew, Senior Executive Vice President of Bangkok Commercial Asset Management Public Company Limited or BAM revealed that during December 15-17, 2017, the company had put up more than 500 items of foreclosed properties for sale with the total value of 5,000 million baht at the Thailand Smart Money Expo held in the Sky Hall, 3rd floor, Central Plaza Ladprao Shopping Mall. The types of foreclosed properties included vacant land, allocated land plot, single house, townhouse, condominium, and office.
BAM also offered special deals of free transfer fee for customers who made purchase of any foreclosed properties with price lower than 2 million baht by cash or low-interest installment payment (MLR) with BAM throughout the contract when purchasing a property worth no more than 2 million baht. Besides, the customers who purchased any residential properties from BAM were eligible for loans with special conditions provided by Government Savings Bank, TMB Bank Public Company Limited, United Overseas Bank (Thai) Public Company Limited, Siam Commercial Bank Public Company Limited, and Bank of China.
As for the foreclosed properties, BAM had selected several types of properties from different attractive projects, for example, the Floraville Condominium Srinakarin – Pattanakarn 51, close to the Airport Rail Link, with usable areas starting from 80 sq.m. and prices starting at 33,000 baht/sq.m., the Belle Park Residence 1 Chong Nonsi – Yannawa, near Chong Nonsi BTS Station, with a usable area of 80.71 sq.m. and prices starting at 5.105 million baht, Ban Praya Pirom Ratchada, close to Chandrakasem Rajabhat University, with a usable area of 31.92 sq.m. and prices starting at 5.45 hundred thousand baht, and the Royal Navin Tower, close to Khlong Toei MRT Station, with a usable area of 91.47 sq.m. and prices starting at 3.623 million baht.
The single houses put up for sale were, for example: Neighborhome Village, Sukhaphiban 5 Road - Min Buri, with an area of 75.3 sq.wah and prices starting at 5.5 million baht, Pruksa Village 1, Lam Luk Ka District, Pathum Thani Province, with an area of 50.6 sq.wah and prices starting at 2.64 million baht, Saen Rak Village, Phutthamonthon Sai 2 Road, with an area of 85 sq.wah and prices starting at 4.84 million baht, and Setthasiri Village – Ramindra, with an area of 82.8 sq.wah and prices starting at 8.25 million baht.
Townhouses included Wipalai Village, Don Muang, with an area of 16 sq.wah and prices starting at 1.76 million, Amarin Niwet 2 Village, Soi Nawamin 90, Bang Kapi, with an area of 25 sq.wah and prices starting at 1.87 million baht, The Balcony Home Village, Soi 28, Chaloem Phrakiat Rama 9 Road, Prawet, with an area of 27.20 sq.wah and prices starting at 3.85 million baht, and Yen Suk Village, Soi Lat Phrao 87, with an area of 16.5 sq.wah and prices starting at 2.42 million baht.
Commercial buildings were also put up for sale at the expo. These included a 3.5-story building in Sinkehaphan Village, Soi Seri Thai 48, Bang Kapi, with an area of 18 sq.wah and prices starting at 2.64 million baht, a 4.5-story building, Soi Samrong Nuea 7, Sukhumvit 113 Road, with an area of 19.6 sq.wah and prices starting at 3.85 million baht, and a 3.5-story building, Soi Somdet Phra Chao Tak Sin 41, with an area of 24 sq.wah and prices starting at 5.28 million baht.
As for vacant land, there were plots of land from the following projects: K.C. Garden Home Project, Soi Nimit Mai 40, Min Buri, with sizes from 68 -754.9 sq.wah and prices starting at 9,900 baht/sq.wah, Pinehurst Golf and Country Club Project, Khlong Luang District, Pathum Thani Province, with a size of 1 rai 94 sq.wah and prices starting at 16,500 baht/sq.wah, Chalong Krung River Ville Project, Nong Chok, Bangkok, with sizes starting from 202 sq.wah and prices starting at 9,350 baht/sq.wah, and The Emerald Park 3 Village, Pak Kret District, Nonthaburi Province, with a size of 276.6 and prices starting at 6.086 million baht.
The Senior Executive Vice President of BAM also mentioned the property market trend of 2018, stating that the market will recover thanks to the growing Thai economy. The investments by the government sector will be the key force supporting property businesses, and the distribution of heavy investments in every region of the country which will boost employments and push the economy forward can create confidence among investors who are interested in the property market, he said.
