BAM arranged 25 booths in many provinces simultaneously

           BAM said real estate market in the key provinces are growing continuously and then launched the strategy to arrange 25 booths in many provinces simultaneously during August 22 – 25, 2013. The great assets in various good locations were selected for customers together with offering special promotions to waive transferring ownership fee for the customers who bought assets which price less than 3 million baht at the booth, including giving many special promotions from the 15th anniversary’s lucky draw.

           Mr. Krit Sesavej, the President of Bangkok Commercial Asset Management Co.,Ltd. (BAM), said that the real estate market in the second half of 2013 had trend to continue growing up in many locations, especially the provinces which would be the key markets of commercial business to be linked with AEC in the future; for instance Konkaen, Udonthani, and Chiangmai. This also included the new markets where the entrepreneurs expanded their investment such as Mahasarakam, Pitsanulok, Chiangrai, and Surat thani. By this time, BAM had various types of non-performing assets (NPA) in many locations around Thailand for the investors’ selection, including the locations in the above provinces and new markets. 

           During August 22 – 25, 2013, BAM created the sale promotion activity by arranging 25 booths in many top department stores in 24 provinces. BAM selected great assets in good locations, including the assets for investment which were suitable for the business of department store, retail, and wholesale. 

           The sales of assets around the border tended to have high growth based on coming of AEC such as the land of 5-0-60.3 rai with a building in A. Muang, Mukdaharn, which was suitable for opening of department store; total area of 1,643-3-99 rai comprised the land with building and developed land at T. Wang Krajae, A. Sai Yoke, Karnjanaburi which were suitable for being a golf course; 165 units of 7-floor living building in A.Sansai, Chiangmai with the area of 6 rai; Sun Valley project consisted of the land, standalone house, club house with the total area of 174-0-74 rai in A. Wieng Pa-pao, Chiangrai; 3-floor commercial building with the area of 12 square Wah in A. Muang, Nakornratchasima; and 2.5-floor commercial building with the area of 38.9 square Wah. However, the sales of BAM’s NPA in upcountry was continuously growing referring to the collection in regional office of 2,291 million baht, equivalent to 142.27% of the 7-month target which was set at 2,053 million baht.

          In Bangkok, BAM joined NPA Grand Sale 2013 at Queen Sirikit National Convention Center (QSNCC) by arranging the booth for presenting 322 items of quality assets with total value of 3,826 million baht. There were 49 items of investment assets, 166 items of land, 65 items of townhouses, 43 items of single houses, 93 items of condominiums, and 16 items of commercial buildings. Regarding non-performing assets (NPA) selected by BAM, there were many outstanding single houses, for example; 2-floor single house in Nantawan village with the area of 66 square Wah and price of 5.7 million baht; standalone house in Chaiyapruek village, Bangbuathong market, Nonthaburi with the area of 75.5 square Wah and price of 4.3 million baht; single house in Perfect Place, Ramkhamheng soi 45 with the area of 63 square Wah and price of 4 million baht. 

          Regarding the outstanding land, the examples were; Pathumthong project, Pathumthani, with the area of 50 – 120 square Wah and price of 2,800 baht/square Wah; Sinthorn project, Rangsit-Pathumthani Road, A.Muang, Pathumthani, with the area of 50 - 151 square Wah and price of 11,000 – 13,000 baht/square Wah; Sampaothong project, Chalongkrung road, Nong Chok, with the area of 60 – 104 square Wah and price of 5,500 / 6,000 / 7,000 baht/square Wah; Muangthong Garden project, Soi Pattanakarn 19, Pravet,  with the area of 69-97 square Wah and price of 17,000 / 20,000 baht/square Wah; Aiyara project, Liabklong 8 road, Lam Lukka, with the area of 50 – 180 square Wah and price of 6,000 / 7,000 baht/square Wah; and Pine Hurst project, Klong Luang, with the area of 345 – 494 square Wah and price of 12,000 / 15,000 baht/square Wah.

          The promotion, for customers who bought the assets from the booth, were waiving of transferring ownership fee when buying the assets of which price less than 3 million baht. Moreover, all other customers who bought the assets and transferred the ownership within December 15, 2013 would receive a coupon to get the prize from the 15th anniversary’s lucky draw, totally 99 prizes. There are various kinds of prizes, for example, cars, touring packages with accommodation and food, gold, and motorcycle, etc.  In the same time, the customers who bought the residential property from BAM would be offered the fixed interest rate at 4.5% for 3 years from Government Saving Bank (GSB) with free asset evaluation fee and loan at 90% of assets’ appraisal value; loan from United Oversea Bank (UOB) with 0% interest rate for 3 months with maximum approval for 100% of assets’ value and 40 years of installment payment; and loan from Thai Military Bank (TMB) with 0% interest for 2 months, and waive for survey fee and fire insurance.
